it’s 5br, 3ba, over 2600 sqft. much too big for just me.
rent = $550/month ($475 covers room/electricity/water/cable/gas/internet/gardening, $50 covers cleaning service, $25 covers community fund(see below)), $350 deposit. it’s a very nice home, brand new paint, carpet, and appliances. its on 21st w in lancaster (nice new area built around 2004).
highlights:
cleaning service: we’ll see what $200/month can get us. hopefully 2-4 times a month. my priorities will first be kitchen, bathrooms, and common areas.
guest room: it’s a 5 bedroom house, i’m only going to rent out 3 of the rooms. mainly due to the fact i don’t want to live like sardines packed into a can, many places (including the place i live now) rent out all the space they can. this also gives us a nice ratio of bathrooms to people (3 people, 2 bathrooms.
community fund: i’ve gone back and forth on this one, but i just can’t see this as a negative. basically, this is a fund so that the community environment in the house is ever improving. this is how it works.
each of the roommates pitches in $25/month to the community fund, i will pitch in $50/month (if you all want to pitch in $50/month, i will pitch in as much as $100/month). so, for $25/month you will get $125 in amenities ($50 gets you $250 if you all decide to go that route). we use this fund to continually improve the common environment we live in. it really will be only limited to our budget and our imagination.
